Deep legal due diligence
Land Registry, cadastre, charges, debts, planning and rustic-land status, licences and AFO. We confirm what you can own, build and rent.

We negotiate terms, prepare the offer and reservation, and draft the arras (deposit) contract and any extensions or annexes.

Your mortgage, reviewed
We support the application, check the conditions match the law and what was agreed, and attend the transparency deed.

Notary, no surprises
We liaise with the notary in advance, send all documents and review the draft deed. On signing day we can attend the notary in person, or sign for you under a power of attorney so you do not have to travel.

We check that taxes are correctly paid and that the property is properly registered at the Land Registry. And we remain available if any issue arises.

How much does a lawyer cost on a purchase?

In Spain, full end-to-end advice on a purchase is typically between 1% and 2% of the price (plus VAT), depending on the price and the complexity of the operation. Rustic and country properties usually need deeper checks.

Transfer tax (ITP): 7% of the price in Andalusia. Plus notary, Land Registry and legal fees.
New-build
VAT 10% + Stamp Duty (AJD). Plus notary, Land Registry and legal fees.

As a guide, budget 10-13% on top of the price. If the seller is a non-resident, a 3% retention applies on account of their capital gains tax, which we manage. Note: Spain’s Golden Visa was abolished in April 2025; you can still buy freely, but the purchase no longer grants residency.

Questions from buyers in Cádiz

Can I build or extend on rustic land?+
Only within strict limits, and it depends on the exact land classification and the municipality. Many rural homes were built without a proper licence. We tell you before you buy what is legal, what can be regularised (for example through the AFO procedure) and what carries real risk.
Is a country house without a first-occupation licence safe to buy?+
Not without checking. It can affect utilities, insurance, tourist rental and future resale. We assess whether it can be obtained or regularised and factor that into the price and the contract conditions.
Can you handle everything if I cannot travel to Spain?+
Yes. With a power of attorney we obtain your NIE, run the due diligence, sign at the notary and register the property for you. Most of our international clients complete without ever flying over.
How much does it cost, and what taxes will I pay?+
Full advice is typically 1-2% of the price plus VAT, by amount and complexity, with a fixed quote in writing before we start. On taxes, budget 10-13%: ITP (7% resale in Andalusia) or VAT + stamp duty on new-builds, plus notary, Registry and legal fees. A 3% retention applies if the seller is non-resident.
Does buying still grant residency?+
No. Since April 2025 the Golden Visa no longer exists. You can still buy freely; if you also want to live in Spain we advise on the Non-Lucrative Visa, the Digital Nomad Visa and the Beckham Law tax regime.
