Spain is consistently ranked among the best countries in the world for expats and remote workers. In 2026 there are excellent legal pathways for non-EU nationals — including UK citizens after Brexit — to live, work and retire in Seville legally and tax-efficiently.

Remote workers
Digital Nomad Visa

For non-EU citizens who work remotely for companies or clients based outside Spain. In 2026, the income requirement is ~€2,850/month (200% of the Spanish minimum wage). Visa valid 1 year, renewable residence permit for 3 years.

Tax advantage: Beckham Law — flat 24% income tax (up to €600k) for 5 years.
Retirees and passive income
Non-Lucrative Visa

For those who want to live in Spain without working — perfect for retirees and people with passive income (pension, dividends, rental income). Income requirement: ~€2,400/month. Especially popular with UK citizens after Brexit. After 5 years, permanent residency available.

Update 2026: valid for 365 days (extended from 90 days). TIE card required within 30 days of arrival.
NIE and registration
NIE, TIE and Empadronamiento

Your NIE (foreigner ID number) is essential for every legal act in Spain: buying property, opening a bank account, signing a contract, or paying taxes. Your TIE card is the physical residence ID. Empadronamiento (municipal census) is required for healthcare and renewals.

Buying property in Seville, Cádiz or the Costa del Sol

Spain is one of Europe’s most attractive property markets for international buyers. Before making an offer, every foreigner needs an NIE number. After that, the process involves:

1.Title deed and charges search (nota simple)
2.Private purchase contract (contrato de arras) with deposit
3.Tax calculation: ITP 7% (second-hand) or IVA 10% + IAJD (new build)
4.Public deed before Spanish notary
5.Land registry inscription and Catastro update
Total transaction costs: typically 10–12% of the purchase price in Andalucía (taxes + notary + registry).
The Beckham Law: live in Spain, pay only 24%

Spain’s Special Expat Tax Regime — known as the Beckham Law — allows qualifying new residents to pay a flat 24% income tax rate on Spanish-sourced income up to €600,000 for up to 6 years. Available to Digital Nomad Visa holders and new residents who have not been Spanish tax residents in the previous 5 years.

Do I need an NIE to buy property in Spain?+
Yes. Your NIE (Número de Identificación de Extranjero) is mandatory for any legal act in Spain: buying property, opening a bank account, signing a contract or paying taxes. We obtain NIE numbers on behalf of our clients — you do not need to go to a Spanish police station yourself. Allow 2–4 weeks for processing.
I am British. Can I still live in Spain after Brexit?+
Absolutely. UK citizens who are not EU citizens apply for residency the same way as other non-EU nationals. The most popular route is the Non-Lucrative Visa (for retirees and those with passive income — pension, savings, dividends). You must show around €2,400/month in income and have private health insurance. After 5 years, you can apply for permanent residency. We specialise in post-Brexit applications.
What taxes do I pay when buying a property in Andalucía?+
For a second-hand property: ITP (Transfer Tax) at 7% of the purchase price in Andalucía, plus notary fees (~€600–1,000), land registry fees (~€400–650) and gestoría (~€300). For new-build property: IVA at 10% plus IAJD at 1.2%. Total additional cost is typically 10–12% of the purchase price. We calculate the exact cost before you commit to anything.
Do I need a Spanish will if I own property in Spain?+
Yes, we strongly recommend it. Spanish inheritance law is very different from UK or US law. Without a Spanish will, your assets may be distributed under Spanish succession rules, which may not match your wishes. A Spanish will makes the process much faster and cheaper for your heirs. We can draft one alongside your property purchase. In Andalucía, heirs in groups I and II benefit from a 99% reduction on inheritance tax — significant savings.
What is the Digital Nomad Visa and who qualifies?+
The Digital Nomad Visa (introduced in 2023 under Spain’s Startup Act) allows non-EU citizens to live in Spain while working remotely for companies or clients based outside Spain. In 2026, you need to demonstrate income of at least ~€2,850/month. The great advantage is access to the Beckham Law: pay only 24% flat income tax on up to €600,000/year for 5 years. Processing takes 4–12 weeks. We manage the entire application.
Can you help with a divorce if one spouse is not Spanish?+
Yes. Spain handles divorces involving foreign nationals under EU Regulation 1259/2010 and the Hague Convention. If you live in Spain, Spanish courts generally have jurisdiction. We advise on which country’s law applies (this has major consequences for asset division), handle all proceedings in English and coordinate with foreign lawyers if needed.
